In Malaysia's Penang state, a massive 72-acre logistics center—Twelve Waves Logistics Hub—is quietly transforming traditional logistics models through its grand scale and innovative concepts. More than just a warehouse, it represents a bold exploration of future logistics trends, combining an international automotive industrial center with commercial development space.
The Twelve Waves Logistics Hub was designed not merely to meet basic storage needs, but to create an integrated space blending industrial functionality with vibrant commercial atmosphere. Beyond essential office spaces, restaurants, and cafes, the project uniquely incorporates a nearly 700-meter Japanese garden, creating a pleasant environment for employees and visitors alike.

As Malaysia's largest warehouse, Twelve Waves serves as a model for next-generation logistics hubs. Its impressive scale is matched by sustainable features including natural lighting, rainwater harvesting, and solar power generation—demonstrating both environmental commitment and forward-thinking planning.
The project's ambitious scale demanded an exceptionally reliable roofing system capable of withstanding harsh weather while providing waterproofing, insulation, and durability. The primary challenge lay in preventing leaks across 685,000 square feet of roofing, particularly along the wave-shaped edges.
After extensive evaluation, the project selected LYSAGHT® KLIP-LOK OPTIMA™ roofing system for its superior performance. This system features concealed fastening that eliminates penetration through roof panels—significantly reducing leakage risks. Its extra-long panels minimize end laps, further enhancing waterproofing capabilities.
For wall cladding, approximately 8,000 LYSAGHT® HR-29® panels covering over 300,000 square feet were installed. This cost-effective solution uses through-fastened installation for efficiency while maintaining structural integrity and weather resistance.
Given the coastal location, corrosion resistance was paramount. The project utilized COLORBOND® ULTRA MATT steel with THERMATECH® technology—reflecting sunlight to reduce surface temperatures while providing exceptional corrosion protection in marine environments.
